South Yard

South Yard, located in Fayetteville, Arkansas, is an extensive adaptive reuse and new construction project that transformed the former Farmers Cooperative into a vibrant mixed-use neighborhood. The design draws heavily on the existing site's gritty, light industrial character and functionality.
The project was executed in three distinct phases: new construction of South Yard Lofts, the commercial rehabilitation of existing light industrial spaces, and the addition of the Moxy Fayetteville hotel.
The rehabilitation phase converted five existing industrial buildings into spaces housing retail, office, food and beverage establishments, as well as the main amenity and lobby areas for the Moxy hotel. The new seven-story Moxy tower brings 131 new keys to the starving Fayetteville hotel market, with a lively brand capable of engaging in the overall redevelopment of the site. The multifamily phase significantly increased the site's density, adding 128 apartments and bringing full-time residents to activate this key neighborhood node in south Fayetteville.
